The Buying Process

Determine Goals

The first step in the home buying process is to connect with a team member and discuss your purchasing goals. Are you looking for an investment property, second home, or primary residence? Are you planning to rent the property? We will discuss which area of the Outer Banks you are interested in and offer any suggestions if you are unsure.

Connect with a Lender

The next step in the home buying process is to connect with a lender if you are planning to obtain a mortgage. We highly recommend using a local lender to help with any nuances specific to the Outer Banks, and will get you in touch with the right people.

Home Search

Next up is the fun part! We will create a customized search to help you find the right property. We watch the market daily and will update you of any new listings. Next, we schedule a tour to visit the property. We prefer to meet our clients in person, but in the event you are unable to come, we also do detailed virtual tours. When you find the right property, we will be ready to move to the next stage...submitting an offer!


Next step is to submit an Offer To Purchase contract for the property. We will work with you closely to come up with offer terms that work for you and give you the best chance of securing the property. Our strategy varies greatly depending on the situation, and is widely dependent on the property and your personal goals.

Under Contract

Once you are under contract on a property, we will make all of the arrangements for inspections and communicate with you frequently throughout the process. We will also meet with contractors to obtain quotes for items on the home inspection, and will renegotiate with the sellers depending on what we find.


We will guide you every step of the way. On the day of closing, we will do a walk-through to make sure the property is in the same condition and any agreed-upon fixes are complete. We will coordinate with the closing attorney and lender to make sure closing is smooth and on time.
